Most property searches in Pune fail for one reason: nobody wrote the requirement down properly. Lumax Realty starts there, and everything else follows from it.
Our approach
We are a Pune-focused property advisory working across new builder projects, resale homes, residential and commercial rentals, and land and joint-venture deals.
Before we show you anything, we record your requirement in depth — configuration, preferred pockets of the city, minimum carpet area, balcony count, must-have amenities, budget and how soon you want to move. We also note the projects you have already seen, so your time is never spent twice.
Then we curate. If a property misses one of your non-negotiables, it does not make the list, even when the commission is attractive. That single rule is what keeps our calls worth answering.
Site visits are grouped into one weekend day so you can compare properly. From first conversation to closing, we aim for 21 days.
The 21-day process
Day 1 – 2
Requirement intake
A structured conversation covering configuration, micro-market, carpet area, balconies, amenities, budget band, timeline and every project you have already explored so we never repeat your work.
Day 3 – 6
Curation
We scan builder inventory, resale listings and off-market options, then filter hard against your non-negotiables. Anything that fails one of them does not reach you.
Day 7
Single-day visit circuit
Your shortlist is routed geographically and scheduled across one weekend day, so comparisons happen while every property is still fresh in your mind.
Day 8 – 21
Negotiation and closing
Shortlist to final choice, price and payment-plan negotiation, documentation, home-loan coordination and registration — closed inside three weeks.
